In the last few days I have been to two listing appointments where it was obvious that the actual square feet was much more than the assessors office had in its record. In one case the property was listed at about 900 square feet and my measurements brought it to over 1300 square feet. That’s without the stairwells (which do count as long as they are in the heated space) and as I understand it they are counted for each floor. It was a beach cottage, immaculately kept almost directly on the water. You could bounce a ball off of your deck and it would land on the beach.) The added square feet will add to the price but we will have to disclose that the sq feet is due to Realtor measurement and shouldn’t be relied upon to be 100% accurate. My electronic measuring device has a high degree of accuracy but I am not a professional contractor / appraiser/ assessor.
The other property is a bit dicier. Its a large colonial in a nice cul-de-sac. There is a mostly finished media room on the top floor. When you walk in it feels fairly large. Its the top floor however and the ceiling is sloped. Most guidelines (ANSI etc) require that the average height be counted. If the average height isn’t 7 feet it is considered bonus space not living space. Its almost certain that this is the reason for the difference between the field card and the amount of space the sellers believe they have. We will add it in as a bonus room.
